Construction of golf course started at Ute Lake Ranch

Developer Bruce Hamon can imagine the golf course at Ute Lake Ranch as the site of a future televised golf tournament.
“One day I think it will be,” Hamon said.

Hamon’s four-wheel drive dips in and out of earthen bowls that will be retaining ponds, or hazards, and over flat dirt paths that will eventually be fairways at the 12,500-acre planned development.

Bulldozers are evening out roadway beds, and backhoes are installing sewer and water lines – all the underground networks that make a residential development work.

Ute Lake Ranch, or ULR, the developers shorthand for the project, has been years in the making.
“It’s really been the vision of Barry Freeman,” said Hamon.

Freeman, the Centennial, Colo.-based developer, has envisioned the development for about 10 years, Hamon said.

Hamon, of Denver-based Hamon Contractors Inc., and Freeman are the partners who have gotten the project this far.

In mid-August, they and Carma US, a developer of residential properties, formed a joint venture partnership.

Carma US of Colorado is a developer of master-planned communities, which is a part of Carma Developers, LP of Calgary, Alberta, Canada, and has built more than 80 communities in Canada and the United States since 1958, according to a report by the Denver Business Journal. Carma Developers is a subsidiary of Brookfield Properties Corp., of New York and Toronto, which is traded on the New York Stock Exchange, the report said.

The joint venture partners have signed an agreement with JC Resorts of San Diego, Calif., to oversee construction of the golf course and other amenities.

“Their (Carma’s) base is huge,” Hamon said. “And we hope to draw from their California and other markets.”

And, “they’re the horsepower to accelerate the project,” Hamon said.

The project has been well on its way, but with Carma as a partner, the amenities are being scheduled to come on line over the next two years, Hamon said.

Water for the first phase of residential construction has been purchased from the Village of Logan, Hamon said. And construction on a storage tower will begin soon, he said.

Two model patio homes, each with a golf course and lake view, have been completed. The square footage ranges from 1,811 to 2,434 for the Ma’Laga Village Casitas. Also, a model estate home is complete.

Initial water delivery will be from a 400,000 gallon water storage tank. The developers have contracted with the Village of Logan for water.
A 20,000-foot water line will be installed to carry water from the storage tank to the patio homes.
